NBCC Sells 609 Amrapali Units for ₹1,069 Crore in Major Boost to Stalled Projects
State-owned construction major NBCC (India) Ltd has successfully sold 609 residential units in Greater Noida (West) for ₹1,069.43 crore through an e-auction, marking a major breakthrough in the long-delayed revival of Amrapali Group’s stalled housing projects. In a regulatory filing, NBCC confirmed that the units—part of Aspire Leisure Valley and Aspire Centurian Park—were auctioned under the supervision of the Supreme Court-appointed ASPIRE entity, with the company set to receive a 1% marketing fee. While NBCC has not disclosed buyer details in its filing, AU Real Estate later confirmed acquiring the selling rights for both projects.
According to AU Real Estate, the full transaction covers all 609 units sold in the e-auction, comprising 462 units in Aspire Leisure Valley valued at ₹696.20 crore and 147 units in Aspire Centurian Park worth ₹373.23 crore. Director Ashish Agarwal announced an introductory launch price of ₹7,979 per sq ft for Aspire Leisure Valley, targeting buyers seeking ready-to-move and near-complete homes in Noida Extension. The sale is expected to significantly strengthen liquidity for ongoing construction, crucial for the completion of nearly 38,000 stalled Amrapali flats that NBCC is executing at an estimated cost of ₹8,300 crore.
Located in Techzone IV, Greater Noida West, Aspire Leisure Valley offers spacious 3BHK units and will be developed under the AUSI Life framework, incorporating Aqua Zones, Undercroft Areas, Sports Zones, and Interactive Zones designed to enhance community living. The project includes a G+2 community centre with wellness and recreational amenities, alongside strong connectivity to major roads, metro stations, airports, and essential urban infrastructure. The progress marks renewed confidence for thousands of homebuyers who have endured years of uncertainty.
