Mid-Segment Homes to Lead Realty Growth in 2026, Says Prestige Executive
Real estate developers in India are expected to shift focus back to mid-segment homes priced between ₹1.5 crore and ₹3 crore in 2026, as luxury housing is unlikely to sustain high sales volumes, says Praveer Shrivastava, Senior Executive VP, Residential, Prestige Group. Prestige plans to launch most of its projects in this segment, targeting areas of 1,500-2,200 sq. ft., which Shrivastava calls the “optimum size” for the majority of buyers.
Over the past few years, developers leaned towards larger luxury homes of 2,000-6,000 sq. ft., but Shrivastava notes that most buyers prefer homes in the ₹2-3 crore bracket. He emphasizes that mid-segment homes are cyclical in demand, and developers must optimize space to maintain affordability while maximizing volumes.
Prestige Group has already recorded ₹18,000 crore in sales in the first half of FY26, including ₹8,500 crore from its Delhi-NCR project, Prestige City Indirapuram. The company is now exploring new developments in Gurugram and Noida, aiming to expand its presence in top metros where absorption remains strong with well-priced and thoughtfully designed products.
