India Real Estate Sees Record $30.7 Billion Equity Inflows, Up 88%
India’s real estate sector has recorded an unprecedented surge in equity inflows, reaching $30.7 billion between 2024 and Q1 2026, according to a report by CBRE South Asia. This marks an 88% increase compared to the $16.3 billion invested during 2022–2023. A significant portion—over three-fourths—of these investments was concentrated in land acquisitions, development sites, and built-up office assets, reflecting strong investor confidence in both future supply and income-generating properties. Institutional investors accounted for 30% of the total inflows, more than doubling their capital deployment compared to the previous period, largely targeting office, retail, and logistics segments.
The report highlights a major land acquisition boom, with approximately 6,025 acres secured for greenfield developments during the period, attracting $13 billion in investments. More than 80% of this capital was directed toward residential, mixed-use, and office projects, while the remainder flowed into warehousing, data centres, and retail developments. Meanwhile, Real Estate Investment Trusts (REITs) have emerged as a strong growth driver, with market capitalisation rising nearly six-fold to ₹1.7 trillion by December 2025. REITs alone deployed a record $2 billion in Q1 2026, contributing to a total of $3.8 billion since 2024—up 66% from the previous cycle.
Debt financing has also shown robust momentum, with total funding in the sector surpassing $146 billion between 2024 and Q1 2026. Bank credit to commercial real estate grew 16% year-on-year, while NBFC advances crossed ₹1 lakh crore for the first time in five years. Major cities such as Mumbai, Delhi-NCR, and Bengaluru attracted over 60% of debt inflows, though emerging cities are also gaining traction. With over 74% of investors indicating plans to increase allocations in 2026, and growing interest in segments like data centres, healthcare, and senior living, India’s real estate sector is witnessing a sustained wave of institutional confidence backed by regulatory reforms and strong demand fundamentals.
