Gautam Adani in Advanced Talks to Acquire Emaar India for $1.4 Billion

Billionaire Gautam Adani is in advanced discussions to acquire the Indian unit of Dubai-based developer Emaar Group in a deal valued at approximately $1.4 billion. Sources familiar with the matter revealed that an unlisted Adani unit may inject around $400 million in equity as part of the transaction. While the deal is expected to be finalized as early as April, ongoing negotiations mean there is no guarantee of completion.

Representatives for both Adani Group and Emaar have not responded to requests for comment. The potential acquisition would significantly expand Adani’s real estate presence in India, adding to its existing portfolio of 24 million square feet of completed projects and 61 million square feet under development. Adani has been actively investing in major real estate projects, recently emerging as the top bidder for a ₹360 billion housing redevelopment in Mumbai.

The group is also spearheading the transformation of Dharavi, one of the world’s largest slums. Emaar India, which develops residential and commercial projects across states like Delhi, Punjab, Uttar Pradesh, Madhya Pradesh, and Rajasthan, had confirmed in January that it was in talks with various Indian groups, including Adani, for a potential stake sale. The deal, if finalized, would further solidify Adani’s footprint in India’s booming real estate sector.
