Brookfield India REIT to Acquire Bengaluru Business Park in ₹13,125-Crore Deal
Brookfield India Real Estate Trust (BIRET) has announced plans to acquire 7.7 million sq ft of commercial assets in Bengaluru for ₹13,125 crore, aiming to strengthen its presence in the country’s office market. The deal, categorized as a related-party transaction, will be executed on an arm’s length basis, the company said in a regulatory filing.
The acquisition includes 100% equity of Arliga Ecoworld Business Parks Pvt Ltd — owner of the 48-acre office campus Ecoworld located on the Outer Ring Road — from its current shareholders, who are part of the Brookfield group. BIRET CEO and Managing Director Alok Aggarwal said the move would expand the REIT’s portfolio by over 30%, helping it establish a stronger pan-India footprint.
With this expansion, BIRET aims to build on its leasing momentum and enhance value for its investors. The REIT currently manages 10 Grade-A commercial properties across major cities including Delhi, Mumbai, Gurugram, Noida, and Kolkata, representing a total portfolio of 29.1 million sq ft, including operational, under-construction, and upcoming development spaces.
