Real Estate Captures 17% of ₹4.49 Lakh Crore AIF Investments in India

Alternative Investment Funds (AIFs) have channeled ₹75,468 crore into the real estate sector over the last decade, marking a 17% share of the total ₹4,49,384 crore investments across sectors like IT/ITeS, financial services, pharma, and renewable energy, according to SEBI data analyzed by ANAROCK Research. This makes real estate the highest recipient of AIF investments, reflecting its growing appeal among investors. Notably, in H1 FY2025 alone, AIF investments in the sector surged 10% from ₹68,540 crore at FY2024-end.

Private equity investments also played a critical role, contributing ₹28,560 crore to real estate in the first nine months of 2024, comprising 17% of total sectoral investments this year. Additionally, ₹12,801 crore was raised via Qualified Institutional Placements (QIPs), ranking second among major sectors. The dominance of Category II AIFs, including Real Estate Funds and Debt Funds, highlights the tailored capital support these funds provide, with nearly 80% of total AIF commitments in the last five years attributed to this category.

The growing reliance on equity financing within AIFs is addressing critical capital needs for real estate projects, particularly in construction and long-term financing. Both domestic and foreign portfolio investors are stepping up, with Category II AIFs witnessing near-equal participation from both. This trend underscores the sector’s importance in India’s broader investment landscape, as AIF commitments rose 340% over six years, reaching ₹12,43,083 crore by H1 FY2025.
