Delhi–Dehradun Expressway Set to Boost Real Estate Along the Route
The Delhi–Dehradun Expressway, opened for trial on December 1, 2025, is nearing full launch and is expected to be inaugurated by February 2026. After multiple delays from its earlier targets, the expressway has gained massive attention due to its potential economic impact, with NHAI officials indicating that Prime Minister Narendra Modi is likely to lead the formal inauguration. The project not only promises faster travel but also aims to enhance regional development.
With travel time shrinking from over six hours to just 2.5 hours and distance reduced to nearly 210 km, the expressway is set to transform real estate dynamics across the corridor. Developers are expected to launch new residential and commercial projects in surrounding areas, including apartments, plotted developments, and commercial hubs such as malls, hospitals, and IT parks. Peripheral regions of Delhi, Ghaziabad’s extended belt, and emerging markets like Baghpat, Baraut, Shamli, and Saharanpur are already witnessing growing interest from homebuyers and investors.
Real estate experts predict strong appreciation in land and housing values, especially with industrial and logistics hubs planned in Baghpat and Ghaziabad. Affordable land rates in regions like Baghpat still leave room for value growth, while Dehradun is projected to lead as a premium destination, with property prices expected to rise by more than 30%. Improved connectivity is also set to drive demand for luxury second homes, weekend retreats, and retail developments, turning saved travel time into measurable investment value.
